Covenants & Restrictions - General

The current Covenants, Restrictions and Bylaws of The Village Farms were approved April 18, 2007:  Covenants, Restrictions and Bylaws (PDF format)

In December, 2019, an Amendment was filed to update the Covenants, Article III, adding Section 4, which addresses Owner-Occupancy requirements and lease/rental restrictions:  Covenant Amendment - December 2019 (PDF format)

Covenants & Restrictions - Estate Lots and McNamara Ct

The Estate Lots are subject to a supplementary declaration document filed January 16, 1997: Estate Lots Covenants and Restrictions (PDF format)

In July, 2014, an Amendment was filed which removed Estate Lot E from the above declaration document. This lot is located along Greyhound Pass. The attached PDF document includes the original declaration, detailed parcel description, full Exhibits A and B, and signed witness affadavits of existing Estate Lot owners.

In August, 2014, a separate Declaration of Covenants, Conditions, and Restrictions was filed covering lots in Section 19 (McNamara Court). These covenants are essentially consistent with the primary covenants of The Village Farms; these covenants supersede the primary covenants of The Village Farms if an inconsistency exists, until all lots are developed, at which time the primary covenants govern.
