In December, 2019, an Amendment was filed to update the Covenants, Article III, adding Section 4, which addresses Owner-Occupancy requirements and lease/rental restrictions: Covenant Amendment – December 2019 (PDF format)
Covenants & Restrictions – Estate Lots and McNamara Ct
The Estate Lots are subject to a supplementary declaration document filed January 16, 1997: Estate Lots Covenants and Restrictions (PDF format)
In July, 2014, an Amendment was filed which removed Estate Lot E from the above declaration document. This lot is located along Greyhound Pass. The attached PDF document includes the original declaration, detailed parcel description, full Exhibits A and B, and signed witness affidavits of existing Estate Lot owners.
In August, 2014, a separate Declaration of Covenants, Conditions, and Restrictions was filed covering lots in Section 19 (McNamara Court). These covenants are essentially consistent with the primary covenants of The Village Farms; these covenants supersede the primary covenants of The Village Farms if an inconsistency exists, until all lots are developed, at which time the primary covenants govern.
Code of Bylaws
The Code of Bylaws were revised and restated on April 21, 2017, and filed on April 28, 2017: Code of Bylaws (PDF format)
These Bylaws fully replace those at the back of the 2007 Covenants and Restrictions document above.
